Annual Maintenance Payments
The price as shown for any ownership week is a "one-off" payment. In addition to this purchase price, each ownership week requires an annual maintenance payment to cover the running and servicing of all lodges. The level of payment required depends upon the size of the unit purchased and is shown below. The annual charge is linked with the annual RPI (inflation rate) and is reviewed every ten years. The next service charge review will be in 2014.
The payment covers all costs incurred in maintaining Gold Crown standards. For example, charges for Council Tax, Television licences, buildings and contents insurance, cleaning, linen, laundry, decoration and refurbishment, also included are contributions for the unlimited use of the two leisure pools, sauna, steam room, jacuzzi and tennis and a free round of golf for two each week day or upgrade to the Nicklaus course for a seasonal supplement. Extra rounds during the week are 20% off the normal green fee rate. Included during your week of residence are complimentary unlimited use of swimming, sauna, steam, jacuzzi, gymnasium and tennis facilities ie two all-weather tennis courts and outdoor flat green bowls which are situated in the timeshare village. Equipment can be hired.
The annual Maintenance and Facility Fees are to be paid in full in April each year:
2015 rates
1 Bedroom = £653.47
2 Bedroom = £775.06
3 Bedroom = £896.64
All above are inclusive of VAT.
This amount is adjusted each year at the annual RPI rate until 2016 when the next review takes place.
The prices on the weeks for sale may be negotiable on some weeks above £1,000.
If you purchase and use a week occuring in 2015/16 the maintenance fee, as shown above is to be paid. This can be paid by either Cheque or Debit Card (NOT by Credit Card). Thereafter, Maintenance fees are due April each year for all owner's weeks.
The timeshare year commences week 13 (1st April) and ends week 12 (31st March) each year.
Throughout the year two adults named on the timeshare lease obtain daily Peak membership of the Aero leisure facilities of swimming, jacuzzi, sauna, steam room and club tennis courts. Membership does not include the Gymnasium or Classes.
Weeks on the list in Bold Print denote High Season - RCI Red Weeks
Red weeks are weeks 9-43 (March to October) and week 52 and week 1 (Xmas and NY)
White weeks (Mid season) are weeks 7 and 8 (Feb.Half term) &Weeks 44 to 49
Blue weeks (out of season) are Weeks 2 to 6 and week 51
